Short-Term Rentals in Hattiesburg

The City of Hattiesburg regulates short-term rentals to protect neighborhoods, ensure public safety and provide clear rules for property owners who want to rent their homes or units for short stays (less than 30 days).

This page is the official starting point for property owners, managers and residents to learn how the City’s short-term rental ordinance works, what is required to legally operate a short-term rental, and how to apply for or renew a permit.

If you currently operate — or plan to operate — an Airbnb, VRBO or any similar short-term rental in Hattiesburg, you must comply with Ordinance No. 3376 and obtain a permit before renting.

How to register your short-term rental

  1. Confirm your property is eligible. The City may deny or revoke permits for multiple reasons, including HOA covenant restrictions that prohibit short-term rentals.
  2. Identify a local property manager (required). The local property manager must reside in Forrest or Lamar County and be available 24/7.
  3. Prepare your application materials. Applications are obtained through the City Tax Department and may require:
    • Property address and unit details
    • Owner and manager contact information
    • Sales tax collection information
    • Copy of the proposed rental agreement
    • Parking and trash plans
    • Insurance and mortgage compliance documentation
  4. Pay the application fee and submit.
  5. Complete inspections and approvals.
  6. Receive your permit and operate in compliance.

Capacity note: The total number of residential short-term rental permits citywide is capped at 2.5% of total residential structures. A waiting list is maintained if capacity is reached.
